Included with ALL residential leases is a Resident Benefits Package. (RBP)
These benefits are designed to offer protection and convenience to our residents.
RENTER’S INSURANCE POLICY:
You’re protected! Coverage for your belongings and accidental damage to the property including fire, water & pet damage, backup or overflow of sewer lines, bed bug & bacteria/Fungi remediation, theft and more is included. Additionally, residents receive up to $10,000 in personal belongings coverage to protect your lifestyles in the event of a loss. This coverage is provided to you without applications, credit checks, or additional billing.
UTILITY CONCIERGE SERVICE:
As the old adage states “Time is money.” With just one phone call MMC will save you both time and money by starting and negotiating the best deal on all of your utility services for you FREE OF CHARGE!
You no long need to wait on hold for what seems forever just to turn on your water, electricity, gas, Internet and cable or satellite services. MMC has partnered with a third party service coordinator, to assist in starting all of your utilities. They will call you soon after you sign your lease to get the process started. Please note: It is your responsibility to ensure all utilities are in your name at the start of the Lease. LIVE 24-HR MAINTENANCE HOTLINE
You can call, text or video troubleshoot with a live Maintenance Coordinator (MC), 24/7/365. They are on the line in 60 seconds or less. Or just submit a maintenance request on-line at any time. This service is not just for landlord repairs. Your MC will help with all your home needs. Need repairs made before moving out, want someone to clean your home, assemble furniture, hang curtains? No problem. Just contact your MC anytime. Plus you get a $50 cash reimbursements for resident caused damages.
CONVENIENT PAYMENT OPTIONS:
Pay online via automatic withdrawal or make a one-time payment with a bank account or credit card. No bank account? No Problem. Pay cash at 100’s of payment centers near you, including Walmart, Fred Meyer, MoneyTree & Smiths (additional transaction fees may apply).
LATE PAYMENT FEE WAIVER:
MMC will grant a one-time per year $50 late payment waiver. Unused waivers do not accrue or carry over from one year to the next.
HOME BUYING ASSISTANCE PROGRAM (HBAP):
Let us help the dream of home ownership become a reality. MMC will assist you with finding, negotiating and qualifying for a loan for the purchase of your new home through our partner Realtors & Lenders. When using MMC’s HBAP you no longer have to time your home purchase with your lease expiration. Enjoy the peace of mind knowing that you can purchase a new home anytime without the dangers, penalties and costs for breaking your lease. Plus through our HBAP you can qualify to receive up to $2000 in a 1st time home buyers down payment. (Certain requirements apply for early lease termination & the down payment program. RESIDENT PORTAL:
You have 24/7 access to your on-line Resident Portal to submit maintenance requests, make payments, view your lease, send a chat message to MMC and much more.
FURNACE FILTER DELIVERY SERVICE:
No more spending hours wondering through the hardware store only to guess the wrong size of your furnace filter. Or accidentally forgetting all together, paying higher energy bills, and risking being liable for damaging the equipment. MMC has you covered. We will deliver your filter replacements directly to you free of charge. (Delivery service is free. Actual cost of the filter will be charged)
LAWN MAINTENANCE SERVICE:
We know it sounds to good to be true, but you don’t even have to mow or edge your lawn. It’s all included in your Resident Benefits Package! Unfortunately you do still have to keep the property watered, weeded & the bushes & trees trimmed. Sorry mother nature is so relentless. 🙂

Can I opt-out of the Resident Benefits Package?
No. MMC is providing the Resident Benefits Package to all residents.
What if have my own Renters Insurance coverage?
We understand some renter’s may have their own coverage that they prefer. If you provide proof of your own renter’s insurance policy, $10/month will be deducted from your rent. Your insurance policy must carry a minimum of $100,000 in personal liability coverage, name My Management Company as an “Additionally Insured,” and have premiums paid up for a minimum of 12 months.

Resident Benefits Package (RBP) is REQUIRED with ALL MMC residential lease agreements. The RBP will be billed as one monthly charge that includes the insurance benefit and all payment & service benefits. This charge is reflected in the marketed rent price but will be itemized separately on your tenant ledger. Some insurance claims are subject to a deductible payable by the renter. Renter should consult an insurance professional to evaluate and determine personal insurance needs. If Renter provides their own renter’s insurance that meets MMC’s requirements, Renter may optionally choose a limited RBP (which does not include the insurance benefit) and deduct $10 for the cost of the RBP.
